Terraces, villas and a long slope to the bay

Annandale runs from Parramatta Road at its northern boundary down a long gentle slope to Rozelle Bay and Federal Park, with Booth Street and Johnston Street as its spines and Whites Creek marking the eastern edge. The housing is a distinctive mix: long rows of Victorian terraces, Federation semis, and a scattering of genuinely grand Italianate and Gothic villas on larger blocks — the landmark group along Johnston Street among them, with their steep roofs, turrets and elaborate ridge detail.

Those two categories need different work, and it is worth knowing which one you own.

The terrace rows

Attached, parapeted, with a box gutter between your roof and the neighbours and one downpipe at the rear. The fault list is the standard Inner West one: a sump choked with leaf litter, no independent overflow to release the excess outside the building, split lining at the low point, and a party-wall flashing held together with silicone that has gone hard.

Water that overtops a box gutter does not run down the front of the house. It goes over the back lip into the roof cavity. That is why a ceiling stain here is a drainage problem rather than a tile problem nine times out of ten. See box gutter work.

The villas

The larger houses have complex roofs — intersecting gables, turret and bay roofs, slate, lead valleys, multiple chimney stacks and ornamental ridge detail. Those need slate and lead skills rather than tiling, and matching material rather than substituting it. Roof replacement covers re-slating; repairs covers individual slates and flashings.

The slope matters

Annandale falls a long way from Parramatta Road to the bay. On a sloping site, runoff from upslope roofs and paving arrives faster, and a downpipe discharging into a drain that is already full backs water up the pipe. We check where the water goes after it leaves the roof, because a perfect gutter discharging into a blocked line is still a leak.

Access

Terrace rows have no setback and no side path, so scaffolding and sometimes a footpath occupation apply. The villa blocks generally have side access, which makes the same work considerably cheaper.
