A main road spine and quiet brick streets behind it

Five Dock is organised around Great North Road, with the shops, Fred Kelly Place and the civic centre along the spine and the housing spreading out behind towards Five Dock Park and the Barnwell Park golf course. The dominant stock is inter-war brick — Californian bungalows and double-fronted cottages with tiled hip roofs and wide eaves — plus pockets of Federation and a good deal of post-war infill.

Five Dock sits in the City of Canada Bay. Council commissioned a Five Dock Precinct heritage study in 2025 to guide development in the precinct, and the LGA has around 20 conservation areas listed under Schedule 5 of the Canada Bay LEP 2013.

Two distinct roofing problems

Behind the main road, it is conventional tiled-roof work: ridge and hip pointing crumbled, valley irons rusted under leaf litter, cracked tiles, and eaves gutters with no fall left. That is restoration and gutter replacement territory.

On Great North Road itself, the shopfront residences are a different animal. Attached, parapeted, with internal box gutters draining a large flat catchment through very few outlets — and frequently no independent overflow at all. When one of those blocks, the water goes into the building rather than over the edge. Those jobs behave like a terrace, not a bungalow.

Low-pitch additions and sheet metal

A lot of Five Dock houses have had a rear addition at a pitch tile cannot cope with. Tile below its minimum pitch leaks regardless of how carefully it is laid. Access and parking

The residential streets are easy: driveways, side access, single storey. The main road frontage is the opposite — no setback, loading restrictions, and often a footpath occupation needed. We work that out and price it before quoting rather than adding it later.
